Virtual Na Ang Pag-IBIG: File A Housing Loan Application Online In 5 Easy Steps

Each of us have different goals in life. For many, it’s a fulfilling career. Others hope to settle down and start a family with their partner, while for some, it’s to travel. As you grow older, you’ll probably find yourself adding another item on your bucket list: purchasing your ‘dream home’, whether it’s a condo unit, a bungalow, a two-story house, or a townhouse.

Whichever it is, the costs of building or buying real estate property will probably astound you. The common solution to acquiring a property is through housing loan programs, which can be done through banks or through Pag-IBIG Fund, the government-owned corporation tasked to make housing affordable for Filipinos through short- and long-term loans.

If you are a Pag-IBIG member, application for home financing can now be filed easily through their virtual Pag-IBIG website. Apply now by following these steps and make your dream of house ownership come true!


Step 1: Check if you are qualified for a housing loan.

As listed on the official website of Pag-IBIG Fund, in order to qualify for a housing loan program, you must:

  • be an active member with at least 24 months savings
  • not be more than 65 years old upon your loan application and must not be more than 70 years old on the date of your loan maturity or due of your final payment
  • have the legal capacity to acquire real property
  • not have any existing Pag-IBIG loan that was foreclosed, cancelled, bought back or voluntarily surrendered.

If you have an existing Pag-IBIG housing account or short-term loan (STL), you can still apply for a housing loan as long as your payments are updated.

Step 2: Prepare the requirements.

You will need to submit the following:

  • A filled-out Housing Loan Application Form (HLA HQP-HLF-068/069) with a 1x1 photo of the borrower/ co-borrower. You can download the application form here.
  • Proof of income
    • If you are a locally employed individual, you can present any of the following:
      • a notarized Certificate of Employment with gross monthly income
      • your latest Income Tax Return (ITR)
      • a certified copy of 1-month payslip. If you are a government employee, you must submit this with your Certificate of Employment and Compensation or ITR
    • If you are a self-employed individual, you can present any of the following:
      • your ITR, audited financial statements, and official receipt of tax payment with your DTI registration or business permit
      • commission vouchers credited to borrower’s name
      • bank statements or passbook
      •  If your source of income is rental payments, a copy of the Lease Contract and Tax Declaration
      • certified true copy of Transport Franchise if you own tricycles or public utility vehicles
      • Certificate of Engagement from business owners hiring your services
    • If you are an Overseas Filipino Worker (OFW), click here for the list of documents you can present.
  • Scanned image of a valid ID with signature
    The following IDs are acceptable: Passport, PRC ID, SSS Card, GSIS eCard, Government Office and GOCC ID, IBP ID, OWWA ID, SIRB, Company ID, Driver’s License, Senior Citizen Card, Postal ID, Voter’s ID, and OFW ID.
  • A selfie photo showing your valid ID.
    The maximum file size for the attachments is 3MB. Documents must be in PDF format, while images must be in .jpg, .png, or .bmp formats.
Step 3: Apply via the Virtual Pag-IBIG website!
  1. Go to the Virtual Pag-IBIG website. Read the data privacy policy, click the checkbox, and proceed.
  2. On the homepage, find ‘Apply for and Manage Loans’ and choose ‘Apply for a Housing Loan’.
  3. Press the ‘Proceed’ button to start with your application.
  4. Select a loan purpose on the dropdown list and enter your 12-digit Pag-IBIG Membership ID (MID).
  5. To proceed, complete your contact details and enter the given code.
  6. After clicking ‘Submit’, you will receive a text message with a 4-digit One Time Pin (OTP). Ket it in and hit ‘Proceed’.
  7. Upload the required documents and photos. This will be the final step of your application.

Step 4: Keep track of your Housing Loan Application

  • On the homepage of the Virtual Pag-IBIG website, click ‘Apply for and Manage Loans’ and choose ‘View Loan Status’.
  • Enter the loan type, your 12-digit Pag-IBIG MID , your last name, and press ‘Submit’.

If approved, you will need to submit all the necessary documents to a Pag-IBIG branch near you. Click here and go to the ‘By Loan Purpose’ tab to view the requirements.

Do not forget to write the existing housing loan application number you received after registering on Virtual Pag-IBIG on your housing loan form.


Step 5: Wait for your Notice of Approval (NOA)

After 17 working days, you will receive an NOA together with the letter of guarantee (LOG), which you can claim at the Pag-IBIG Servicing Department located at the 2nd floor, JELP Building, Shaw Boulevard, Mandaluyong City.

Upon claiming, you will be given 90 days to process your transfer of title and annotation of mortgage to be submitted to the Servicing Department.

After 10 working days from submission, you may receive your loan proceeds and start building the home of your dreams!
